SUNSET BOULEVARD – ATHI RIVER
The project is located at Athi River area, on 28 acres and comprises 1, 2 and 3-bedroom apartment units with a shopping centre and kindergarten. It is 800m down from the Athi River interchange along Mombasa Road and only 400m off the highway on an all-weather road. It is also accessible from the interchange on a full cabro paved road.
It is in the neighbourhood of Crystal Rivers Mall, Crystal Rivers Estate, the Everest Park, Wema Villas and Mavuno Church.
The project is connected to all services including roads, water, sewer, electricity and has all statutory approvals from the Machakos county government, NEMA and WRMA.
It was one of the pioneer affordable housing (then known as low-cost housing) projects in the country.
The project was certified by the then ministry of housing as a low-cost housing project as per the 2008 budget guidelines, and was eventually exempted from VAT by the Treasury in 2013.
The project was supposed to be undertaken in 3 phases with phase 1 of 396 units in 5 acres completed, fully sold out and occupied, Phase 2 and 3 in 23 acres is on offer for sale after the investors differed and started their own projects separately. Drawings for phase 2 and 3 are available with the capacity of 2,408 units in 114 blocks of 6 levels with a projected investment capital of 3.6bn and total revenue of 9.1bn approx.
It has the potential of 3,600 units at 8 levels with a projected investment capital of 3.6bn and total revenue of 13.8bn approx. developed in the 3 phases.
